Spring is the best time to sell your residential property because everyone moves in the summer. Right? After almost 18 years in real estate sales and consulting, I don’t necessarily buy into that old adage. The data shows that most people move because of a change in employment. A transfer from your current employer. A new job in a new community. Sadly, sometimes it’s the loss of a job. Employers don’t care if the kids are in school. They do what they need to do for their businesses when it needs to be done. Additionally, there is the fact that more and more members of the American workforce do not have children in school. Lastly, there is no data to support that homes sell for higher prices at any certain time of the year over another.
If you want to sell your house, put it on the market. It won’t sell if it isn’t listed. Why wait on what you perceive to be the busiest time with more competition?

Spring has sprung early! (In North Texas anyway.) There seemed to be a lull in late December and maybe the first week of January. But now, market time for a majority of neighborhoods is down to about a week. We quickly fell back to only about 5 months of inventory and many homeowners are dealing with multiple offers. My point is that the market is good, for buyers and sellers. There are buyers in the market and that’s good for sellers. The buyers are there because loans are available and interest rates and fees are low. Historically, real estate is the only investment that has stood the test of time. So, dive in!
